Coin parking lots in Japan seem to be run almost effortlessly. These pay-by-the-hour parking lots are found even in the most uncommon corners both in the middle of the city and in between houses in neighborhoods. Paraca is a japanese operation, management and asset management of parking lots company, they own from parking lot buildings with 300 spaces, to coin parking lots with 3. What is interesting to note here is that Paraca is not only a company that operates parking lots, it is also a real estate developer. They occupy intrinsic corners, irregular lands, in-between plots, and fill them up with a coin machine that is connected via underground to a series of wheel stopper locking plates located in each of the parking spaces.
Paraca runs small chunks of energy consumption. "Partial use of idle land and garden", "Site for monthly parking lot operation", "Use of irregular terrain and enclaves", "For short-term use before building", "Complex partner facility", "For owners who cannot easily sell land due to its short depth", are just some of the options Paraca offers to landowners.[1] These parking lots have the facility to match any shape, any land, any corner. It is a temporary function that, according to Paraca’s website, takes one week to build, and just three days to demolish. Perfect business model, low risk investment and the owner only needs to rent the land.
